Capital Consultants Management Corporation (CCMC) invites applications for a Director of Facilities Project Management to lead capital improvement and maintenance across our communities. You will direct the full lifecycle of projects from concept to completion, manage internal teams and contractors, write and evaluate RFPs, and ensure on-time, within-scope, and within-budget delivery.

Qualifications

• Bachelor’s Degree preferred.
• 5+ years experience in capital project planning, facility management, vendor oversight, large-scale operations and community infrastructure.
• Demonstrate exceptional leadership, negotiation, and organizational skills, with the ability to manage multiple complex projects simultaneously.
• Skilled in cost analysis, budgeting, and competitive bidding practices.
• Proficient in Microsoft Office programs, especially Excel and PowerPoint, and comfortable preparing professional reports and budget summaries.
• Strong knowledge of landscape maintenance, irrigation systems, and mechanical equipment such as pump stations.
• Exhibit the ability to communicate clearly and effectively with internal teams, homeowners, board members, and contractors.
• Be responsive and dependable for after-hours emergencies when required.
• Hold a valid driver’s license, current vehicle liability insurance, and clean driving record.

Responsibilities

• Lead the planning, execution, and oversight of major and minor capital improvement, maintenance, and reserve projects across the community.
• Work closely with the Developer and their Executive Management Team.
• Draft and review RFPs, negotiate contract terms, and ensure compliance with all contract deliverables and performance expectations.
• Provide executive-level project updates and recommendations to the Executive Director, Board of Directors
• Oversee the work of vendors and subcontractors to ensure superior quality, timeliness, and budget control; evaluate ongoing performance and issue corrective actions as needed.
• Manage the development and execution of a three- to five-year operational and reserve project roadmap in collaboration with the Executive Director and Operations team.
• Conduct feasibility studies and cost-benefit analyses to support strategic project planning.
• Establish and implement best-in-class project management processes and ensure adherence to safety standards and community guidelines.
• Maintain accurate tracking logs, e.g. water and electric meter usage and irrigation infrastructure.
• Oversee critical infrastructure including pump stations, medians, easements, and irrigation systems.
• Support Facilities and Lifestyle teams during community-wide events and emergency response operations as needed.
