Job summary

CCMC is seeking a Director of Facilities Project Management to lead capital improvement, maintenance, and reserve projects across our communities. You will guide internal teams and contractors from concept to completion, ensuring on-time, in-scope, and on-budget delivery while writing RFPs and presenting updates to leadership.

The role demands strong leadership, budgeting and negotiation skills, and a strategic partnership with community leadership.

Qualifications

• Bachelor’s Degree preferred
• 5+ years experience in capital project planning, facility management, vendor oversight, and large-scale operations
• Strong leadership, negotiation, and organizational skills
• Cost analysis, budgeting, and competitive bidding experience
• Proficient in Microsoft Office, especially Excel and PowerPoint
• Knowledge of landscape maintenance, irrigation systems, and mechanical equipment
• Excellent communication with homeowners, board members, and contractors
• Willingness to be responsive for after-hours emergencies and maintain safety standards

Responsibilities

• Lead planning, execution, and oversight of capital improvement, maintenance, and reserve projects across the community.
• Collaborate with Developer and Executive Management Team.
• Draft/review RFPs, negotiate contracts, ensure compliance with deliverables.
• Provide executive-level project updates to the Executive Director and Board of Directors.
• Oversee vendors and subcontractors for quality, timeliness, and budget control.
• Develop and execute a 3–5 year operational and reserve project roadmap with leadership.
• Conduct feasibility studies and cost-benefit analyses for strategic planning.
• Establish best-in-class project management processes and safety compliance.
• Maintain logs for water/electric meter usage and irrigation infrastructure.
• Oversee critical infrastructure incl. pump stations, medians, easements, and irrigation systems.
• Support Facilities/Lifestyle teams during events and emergencies.
