Job summary

The University of Nebraska Omaha is seeking a Facilities Operator to maintain HVAC, plumbing, and related building systems on a Tuesday through Saturday schedule, 7:00 AM to 4:00 PM.

Responsibilities include preventive maintenance on boilers, chillers, pumps, and controls, plus carpentry and emergency repairs. You will document work in CMMS and energy management systems and liaise with campus staff to ensure reliable operations.

Qualifications

• High School Diploma or equivalent.
• Experience with HVAC equipment and building mechanical systems.
• Valid Driver’s License; Third Grade Engineers License preferred.
• Associates HVAC degree optional but advantageous.

Responsibilities

• Operate, maintain and perform preventive maintenance on HVAC equipment including boilers, chillers and pumps.
• Perform carpentry work and minor repairs across campus.
• Respond to emergencies and document work orders.
• Use CMMS and energy management systems to log activities and monitor systems.

Position Summary

Operate, maintain, install, and perform preventive maintenance onall types of heating, air conditioning, and refrigeration equipment including largecommercial air handlers, boilers, chillers, pumps,generators, AC split systems, air compressors, and other relatedequipment. Requires general knowledge of building systems andmaintenance relating to commercial HVAC systems. Requires general knowledge of commercialHVAC automatic control systems, building electrical systems, commercialplumbing systems, and all related components. Requires some experience withcommercial plumbing systems, fixtures, and related components. Perform carpentry workthroughout campus, such as repairs to doors and door hardware, ceilings, flooring, andclassroom seating. This position will be expected to interact with customers and otheremployees in a professional manner that enhances work effectiveness for thefacilities maintenance crew. Assist Plant Operators as directed. Perform all duties ofthat position to include, but not limited to, operating central utilities plant equipment, makerounds and complete operating logs, monitor campus equipment through the energymanagement systems, note deficiencies and take corrective action.

Document completed preventive maintenance and work order requests using the Computer Maintenance Management System ( CMMS ). Complete material request forms, inspection reports, log sheets, leave requests, and other required paperwork.
