University of Nebraska at Omaha is seeking a Facilities Operator to operate, maintain, and perform preventive maintenance on heating, cooling, and related equipment. The role requires knowledge of building systems and energy management and includes routine rounds, logging, and interaction with campus customers.
The position supports the Facilities Management and Planning team, with a Monday–Friday 8:00 AM–5:00 PM schedule.

Operate, maintain, install, and perform preventive maintenance onall types of heating, air conditioning, and refrigeration equipmentincluding large commercial air handlers, boilers, chillers, pumps,generators, AC split systems, air compressors, and other relatedequipment. Requires general knowledge of building systems andmaintenance relating to commercial HVAC systems. Requires generalknowledge of commercial HVAC automatic control systems, buildingelectrical systems, commercial plumbing systems, and all relatedcomponents. Requires some experience with commercial plumbingsystems, fixtures, and related components. Perform carpentry workthroughout campus, such as repairs to doors and door hardware,ceilings, flooring, and classroom seating. This position will beexpected to interact with customers and other employees in aprofessional manner that enhances work effectiveness for thefacilities maintenance crew. Assist Plant Operators as directed.Perform all duties of that position to include, but not limited to,operating central utilities plant equipment, make rounds andcomplete operating logs, monitor campus equipment through theenergy management systems, note deficiencies and take correctiveaction.
Responsibility Area: Maintenance
Duties: Operate, maintain, install, and perform preventive maintenance onall types of heating, air conditioning, and refrigeration equipmentincluding large commercial air handlers, boilers, chillers, pumps,generators, AC split systems, air compressors, and other relatedequipment. Ensure compliance with regulations including allapplicable building, electrical and fire codes, university anddepartmental standards and guidelines. Assist with major rebuildsand repairs on equipment as required.

Duties: Perform carpentry work throughout campus, such as repairs to doorsand door hardware, ceilings, flooring, furniture, and classroomseating.

Duties: Respond to calls from supervisor, control systems operator, orfacilities service dispatcher that require immediate action.Diagnosis problem and take appropriate action.

Duties: Document completed preventive maintenance and work order requestsusing the Computer Maintenance Management System ( CMMS ). Completematerial request forms, inspection reports, log sheets, leaverequests, and other required paperwork.

Duties: Assist Plant Operators as needed. Perform all duties of thatposition to include, but not limited to, operating centralutilities plant equipment, make rounds and complete operating logs, monitor campus equipment through the energy management systems, note deficiencies and take corrective action.

One year of experience with HVAC equipment and building mechanicalsystems, or equivalent education.
Valid Driver’s License
City of Omaha – Third Grade Engineers License (Or the ability toobtain within 18 months of hire date)
