Take the helm of mission-critical building operations where your technical command of MEP systems and union leadership directly shape the reliability of a high-profile enterprise facility. If you are ready to own the operational heartbeat of a major site with autonomy and high executive visibility, this year-long leadership engagement delivers immediate impact.
ROLE OVERVIEW
As Facilities Operations Manager, you will direct daily technical operations, preventive maintenance execution, and workforce strategy across a flagship, high-density enterprise facility. Operating onsite for a 1-year engagement with an industry-leading infrastructure organization, you will bridge the gap between executive directors and frontline trades to keep building automation and complex physical assets operating at peak performance. In this role, you will champion operational excellence by streamlining CMMS workflows, enforcing compliance standards, and modernizing asset lifecycle planning. It is an opportunity designed for an operational leader who thrives in fast-paced, high-accountability environments.
WHAT YOU'LL DO
- Direct daily building operations and lead an on-site crew of 10-15 union building operators and foremen (Local 420), driving safety, accountability, and trade excellence.
- Supervise work order execution, dispatch, and closeout through CMMS/QFM and Building Automation Systems (BAS) to ensure rigorous SLA compliance.
- Partner with operations directors, safety managers, and specialized contractors to translate technical drawings and contract specifications into executable maintenance workflows.
- Oversee facility inventory, spare parts procurement, and vendor purchase orders to eliminate downtime on critical equipment.
- Enforce site-wide safety governance, regulatory environmental standards, hazard inspections, and union collective bargaining agreements.
- Analyze operational cost and labor utilization metrics to optimize staffing and present performance reports to executive stakeholders.
WHAT YOU BRING
- Proven background in facility operations, maintenance management, or project controls within large, complex environments (such as transit hubs, hospitals, or commercial campuses).
- Demonstrated experience directly supervising unionized labor and trade foremen with a fair, contract-compliant approach.
- In-depth technical knowledge of mechanical, electrical, plumbing, and HVAC systems, combined with hands-on proficiency in BAS and CMMS platforms.
- Strong grounding in regulatory compliance, risk management, emergency response planning, and safety protocols.
- Ability to read schematics, evaluate contractor performance, and lead daily operational briefings across multiple stakeholder levels.
- Professional credentials such as FMP, PMP, or LEED are highly valued.
WHY THIS ROLE
- Enterprise-Scale Visibility: Command building operations across a premier, high-profile facility where your leadership directly influences daily reliability and tenant safety.
- True Operational Ownership: Step beyond basic oversight into a high-trust role that bridges hands-on trade execution directly with executive directorship.
