Job summary

LakeHouse Senior Living in Manitowoc, WI is seeking a Maintenance Supervisor to oversee the total operation of the community’s buildings, grounds, security, and mechanical assets. You will supervise housekeeping, laundry, and transportation per policy, develop preventative maintenance, and ensure safety and compliance.

You’ll manage vendor contracts, plan staffing within budget, review financial statements, and keep vehicles and systems (HVAC, electrical, fire panels) in top condition.

Qualifications

• High School Diploma or Bachelor’s/Technical degree in related field.
• Four years maintenance supervision experience.
• HVAC experience or training.
• Working knowledge of machinery, tools, repair techniques, plumbing and related repair.
• Experience with electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness.
• Proficient in Microsoft Office.
• Ability to handle multiple priorities.
• Provides leadership by exhibiting confidence in self and others; inspires and motivates others to perform well.

Responsibilities

• Supervises the maintenance of the buildings, grounds, security and mechanical assets of the Community.
• Executes housekeeping, laundry and transportation services per policy and procedures.
• Oversees total operation and maintenance of the campus; supervises building upkeep to high standards.
• Develops vendor relationships and negotiates maintenance contracts as appropriate.
• Inspects apartments prior to occupancy.
• May respond to after-hours maintenance emergencies.
• Implements a comprehensive preventative maintenance program and work order system.
• Plans and leads housekeeping/laundry operations per laws and guidelines.
• Reviews monthly financial statements and implements action plans for deficiencies.
• Processes and submits monthly expenses and budget data.
• Staffing and scheduling for the team per guidelines and budget.
• Ensures vehicles are well maintained and safely operated.
