Job summary

The Nagler Group is seeking an experienced Facilities & Building Operations Manager to oversee the Portsmouth, NH location. You will manage daily operations, maintenance, and safety programs, ensuring HVAC, plumbing, and electrical systems run reliably and safely.

You will coordinate vendors, supervise preventive maintenance, maintain records, and monitor the budget while supporting capital improvement planning and compliance with applicable regulations.

Qualifications

  • 3+ years in facilities, building maintenance, property operations, or related field.
  • Strong knowledge of HVAC, plumbing, electrical, and general building operations.
  • Familiarity with emergency preparedness, fire/life safety requirements, OSHA standards, and required building inspections.
  • Demonstrated ability to troubleshoot and complete routine building repairs independently.
  • Experience managing contractors, vendors, budgets, and service agreements.
  • Comfortable using Microsoft Office and computerized maintenance/work-order systems.
  • Strong organizational and time-management skills with the ability to prioritize competing needs.
  • Excellent communication and interpersonal skills with a service-oriented approach.
  • Ability to lift up to 50 pounds and perform occasional physical maintenance activities.
  • High school diploma or equivalent; technical or trade training preferred.
  • Trade, mechanical, or technical certification is preferred.

Responsibilities

  • Provide daily oversight of the community’s buildings, physical plant, equipment, and general maintenance operations.
  • Perform and coordinate repairs and troubleshooting related to HVAC, plumbing, electrical, and other building systems.
  • Develop and manage preventive maintenance schedules to keep equipment and infrastructure operating reliably.
  • Handle routine maintenance and minor repairs directly while coordinating specialized projects with outside contractors and service providers.
  • Serve as the primary point of contact for facility-related issues and coordinate timely responses to maintenance needs.
  • Oversee emergency preparedness and building safety procedures, including required drills and inspections.
  • Ensure compliance with OSHA, fire/life safety, elevator, emergency lighting, and other regulatory requirements.
  • Maintain accurate records of inspections, work orders, repairs, preventive maintenance, and vendor services.
  • Monitor the facilities budget, track expenses, and identify opportunities to improve efficiency and manage costs.
  • Assist with capital improvement projects, equipment replacement, and long-term planning for the community’s physical assets.
  • Develop and maintain maintenance procedures, operational checklists, and facility policies.
  • Prepare updates and reports for leadership regarding facility operations, projects, maintenance activity, and compliance.
  • Partner with department leaders to address building and operational needs throughout the community.
  • Communicate maintenance schedules, projects, and significant facility updates to staff and residents as appropriate.
  • Participate as a member of the leadership team and contribute to broader organizational goals.

Facilities & Building Operations Manager
We are conducting a search on behalf of our client for an experienced Facilities & Building Operations Manager to oversee the day-to-day operations, maintenance, and overall condition of their location in Portsmouth, NH.

This individual will provide hands-on oversight of the facility, including routine maintenance and repairs involving HVAC, plumbing, electrical systems, and emergency preparedness. The role is ideal for someone with strong building operations experience who is comfortable troubleshooting issues, coordinating vendors, managing preventive maintenance, and ensuring the community remains safe, functional, and well-maintained.

Position Highlights
  • Location: Portsmouth, NH
  • Schedule: Monday–Friday, 8:30 AM–5:00 PM, onsite
  • Compensation: $80,000–$90,000
  • After-hours: Some availability is required to respond to unexpected maintenance or facility-related situations
