Job description

The Facilities / Physical Plant Director enjoys rolling up their sleeves to keep our busy fitness center functioning and looking its finest. Every day and season brings new challenges as you provide preventative maintenance, equipment repairs, general cleaning, and ensure compliance with safety protocols and policies. This includes regular inspection of the Fitness & Wellness Center building, grounds, and equipment. The manager is directly responsible for all repairs, vendor communication, and coordination with contractors to ensure all work meets applicable codes and regulations. You will manage budgets, assess equipment and facility needs, and oversee capital reserve resources. Additionally, you will assume Manager On Duty (MOD) shifts.

PRIMARY DUTIES AND RESPONSIBILITIES
  • Oversee general cleaning and maintenance of interior and exterior facilities to meet quality standards and comply with all state, local laws, and CDC guidelines.
  • Conduct weekly maintenance audits with the Director to track punch list projects.
  • Supervise, schedule, and inspect maintenance/cleaning staff and subcontractors.
  • Handle chemicals and cleaning solutions safely, ensuring the safety of staff, guests, and members.
  • Maintain preventative maintenance records and document repairs, including equipment parts.
  • Perform immediate repairs on equipment, including ordering parts and using express delivery when necessary.
  • Remain on-call during off-hours and report facility emergencies immediately.
  • Perform electrical, plumbing, and HVAC repairs not requiring certified technicians.
  • Carry out minor carpentry, painting, and construction work.
  • Monitor and maintain proper lighting throughout the center.
  • Coordinate with subcontractors to maintain pool equipment and testing logs.
  • Seasonally remove and replace pool bubble covers, monitor weather for damage and repairs (if applicable).
  • Ensure safety, cleanliness, and accessibility of grounds and parking lots.
  • Maintain records of invoices, bids, and work orders; ensure timely and satisfactory completion.
  • Manage inventory of janitorial supplies and paper products within budget, using preferred vendors. May be asked to pick up supplies and parts as needed.
  • Inspect the facility daily to identify and eliminate safety hazards.
  • Assist in developing and executing an annual capital reinvestment plan.
  • Attend weekly management meetings to promote facility and operations quality.
  • Participate in quarterly safety inspections and audits.
  • Assume Manager On Duty (MOD) shifts.
  • Attend safety committee meetings and training; may coordinate or facilitate meetings and safety projects as assigned.
QUALIFICATIONS

Preferably 2 to 5 years of experience in construction, painting, interior/exterior maintenance, HVAC, general cleaning, plumbing, electrical, and equipment maintenance. Experience supervising others, effective communication, motivation, problem-solving, and conflict resolution are essential. Basic computer skills (Microsoft Outlook, Word, Excel) are required.

PHYSICAL ENVIRONMENT / WORKING CONDITIONS

The Manager works in a professional health club setting, with outdoor and indoor projects, involving standing, walking, bending, reaching, lifting, and climbing. Travel may be required to other locations, company events, training, and to pick up supplies or materials for repairs and upkeep.
