Qualifications

• State Builder’s License and HVAC certification preferred; Valid driver’s license required (no restrictions).
• Basic computer skills are required.
• Extensive knowledge of building maintenance methods, tools, safety standards and procedures.
• Strong written and oral communication skills; solid problem solving abilities.
• Demonstrated leadership; ability to train staff on policies and responsibilities.
• Ability to work under pressure and enforce safety regulations.
• Highly organized with attention to detail and ability to follow client directions.

Responsibilities

• Supervises maintenance staff by determining workloads and schedules.
• Evaluates staff and makes hiring or termination recommendations; motivates staff to provide quality service.
• Maintains facilities in accordance with local and state building codes.
• Manages maintenance departments with regard to cost, methods and staffing; ensures budgets and schedules are met.
• Provides technical knowledge for maintenance projects; prepares service estimates and maintains project budgets; generates cycle time reports.
• Develops and implements policies with the President to set departmental goals.
• Negotiate sub-contractor contracts and inspect work for safety and compliance.
• Ensures preventative maintenance is performed on schedule and maintains equipment records; evaluate replacement needs.
• Builds and maintains relationships with employees, vendors and the public.
• Aims for continual improvement of the organization.
