Job summary

The Beach Company is seeking a Facilities Supervisor to oversee maintenance operations across The Spring House, The Farm House, and the real estate sales office at Kiawah River. This role ensures safety, cleanliness, and guest experience by coordinating repairs and sustaining building systems with a proactive maintenance program.

Responsibilities include small capital improvements, vendor coordination, budgeting, and ensuring regulatory compliance while delivering reliable service to residents

Qualifications

• 3+ years of facilities or property maintenance experience.
• Strong working knowledge of HVAC, electrical, plumbing, pool/spa equipment.
• CPO and/or EPA Universal HVAC certification preferred.
• Ability to implement and maintain a preventive maintenance program.
• Experience coordinating small improvements with vendors.
• Valid driver’s license and reliable transportation.
• Excellent organizational and communication skills; able to work independently.

Responsibilities

• Perform and oversee maintenance across HVAC, plumbing, electrical, pool/spa equipment, and building systems.
• Complete daily work orders, ensuring safety, efficiency, and standards.
• Inspect The Spring House, The Farm House, and the real estate office; monitor pools and fitness areas.
• Develop/maintain a preventive maintenance program to extend equipment life.
• Respond promptly to repairs and troubleshoot root causes.
• Identify and coordinate small capital improvements with vendors and Spring House Manager.
• Track costs, timelines, and vendor performance; prepare budget forecasts.
• Maintain records of maintenance, inspections, and preventive activities.
• Ensure OSHA compliance, safety standards, SDS and PPE usage.
