Job summary

Capstone Properties, LLC is seeking a Maintenance Supervisor to oversee all aspects of facility maintenance, renovation and repair at our communities. The role requires proactive planning, on-call availability, and leadership of a maintenance team to ensure high-quality work and resident satisfaction.

Responsibilities include supervising staff, coordinating with vendors, monitoring budgets, and conducting routine inspections of HVAC and facilities.

Qualifications

• Experience supervising maintenance staff and coordinating work orders.
• Strong focus on safety, OSHA standards, and quality workmanship.
• Ability to manage on-call emergencies and coordinate with vendors.

Responsibilities

• Interview, Hire, Train and Supervise the Maintenance team including Assistant, Technician, Groundskeeper, Housekeeper/Custodian.
• Monitor facility for quality workmanship and timely response to maintenance requests.
• Implement proactive interior and exterior maintenance programs to insure quality repairs.
• Respond to resident maintenance requests within 24 hours.
• Maintain inventory of tools and equipment.
• Conduct daily and periodic site and unit inspections to ensure ongoing quality of care.
• Review contracted services annually to evaluate service level and cost effectiveness.
• Coordinate schedule to include Maintenance Supervisor, Maintenance Assistant and Grounds Person for on-call maintenance emergencies.
• Maintain a project log of site maintenance.
• Participate in monitoring the site-operating budget related to facilities.
• Establish, update facilities manual with protocols and standards.
• Be aware of OSHA standards and company safety policies.
• Oversee contractor work for renovations/repairs and inspect upon completion.
• Coordinate turnover period work to ensure high quality of work by vendors.
• Perform monthly inspections of HVAC units and change filters as required by manufacturer.
• Monitor sidewalks during snow season to prevent ice build-up.
• Perform general furniture repair, painting during non-turn periods, general plumbing, some appliance repair and minor electrical repairs.
• Develop and implement a preventative maintenance schedule for capital improvements.
