Job summary

Greystar is seeking a Maintenance Technician to ensure the community’s buildings, grounds, and amenities meet high standards of cleanliness, safety, and functionality.

You will diagnose resident-reported issues, perform repairs, and manage the make-ready process for vacant units, including inspections and coordinating with vendors. The role requires hands-on skills, strong customer service, and adherence to safety policies.

Qualifications

• High school diploma or related experience and training.
• Experience in property management maintenance or related trade.
• Must provide own hand tools and be skilled in safe use of tools and equipment.
• Ability to think logically to diagnose and correct problems.
• Strong customer service and interpersonal skills with residents and team members.
• Ability to read, write, and communicate effectively for workplace needs.
• Proficiency with internet, word processing, spreadsheets, and databases; PM system experience preferred.

Responsibilities

• Assist and complete work orders from residents, diagnosing and repairing defects per policies and safety standards.
• Oversee the make-ready process for vacant units, conduct pre-move-out inspections, draft punch lists, schedule vendors, and ensure timely completions.
• Develop and enforce standards for cleanliness and appearance of grounds, buildings, interiors, and common areas to reflect Greystar quality.
• Periodically inspect work by team members and contractors to ensure quality and compliance; implement corrective actions as needed.
• Maintain inventory of spare parts and coordinate with the Community Manager on supplies within budget.
• Execute monthly preventative maintenance procedures as outlined in policy manuals.
• Assist Community Manager in budget development for repairs and capital projects; support cost-control programs.
