Job summary

Greystar is seeking a maintenance technician to oversee and perform technical work ensuring community buildings, grounds, amenities, and common areas meet our standards for cleanliness, safety, and functionality.

You will handle resident work orders, manage make-ready units, and coordinate with contractors while upholding Greystar policies and safety requirements. A strong focus on customer service, tools, and safety is essential.

Qualifications

• High school diploma, GED or related experience/training.
• Experience in property management maintenance or related trade.
• Must provide own hand tools unless prohibited by State law; safe use of tools and equipment.
• Ability to apply logical thinking to define and fix problems.
• Strong customer service and interpersonal communication skills.
• Ability to read, write and communicate effectively for internal/external interactions.
• Proficiency with internet, word processing, spreadsheets, and databases; PM system experience preferred.
• Solid mathematical skills for financial and administrative documents.

Responsibilities

• Assist and complete work orders from resident requests; diagnose defects and repair per policies and codes.
• Oversee and complete make-ready process for vacant units; schedule vendors and inspect work.
• Develop standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas.
• Periodically inspect work of team members and contractors; propose corrective actions.
• Maintain inventory of spare parts and tools; coordinate with Community Manager on supplies.
• Complete monthly preventative maintenance procedures per policy.
• Assist in budgeting for repairs, maintenance and capital projects.
• Support cost-control by repairing rather than replacing when possible; proper tool use.
