Job summary

Encompass Community Supports, a Virginia nonprofit serving Culpeper, Fauquier, Madison, Orange, and Rappahannock counties, is seeking a Facilities Maintenance Specialist to perform skilled work across electrical, plumbing, carpentry, painting, and related trades. Work is under minimal supervision and the position is essential personnel.

The role requires 3+ years of building maintenance experience, a valid VA driver’s license, strong communication, and the ability to coordinate with vendors.

Qualifications

• Requires intermediate to proficient knowledge of carpentry, plumbing, painting, electrical, and machine/equipment repair.
• Proficient facilities maintenance and preventative maintenance inspection and troubleshooting skills.
• Able to use hand tools common to facility repairs and maintenance.
• Ability to drive an agency vehicle with a valid VA Driver’s License.

Responsibilities

• Performs a variety of skilled work/tasks for Agency Facilities and grounds (electrical, plumbing, carpentry, painting, etc.).
• Inspects facilities, performs routine maintenance, identifies issues and repairs or makes recommendations.
• Receives and responds to maintenance requests via the ticket system.
• Coordinates with outside vendors/contractors for maintenance and repair activities.
• Operates and maintains the maintenance vehicle and works with program staff as needed.

At Encompass Community Supports, our full‑time employees work 37.5 hours weekly.

Our Facilities Maintenance Specialist performs responsible technical work planning and participating in a variety of facilities and grounds maintenance and repair assignments; does related work as required. Work is performed under minimal supervision. Position is considered essential personnel.

SOME OF THE ESSENTIAL FUNCTIONS:

• Performs a variety of skilled work/tasks for Agency Facilities and grounds to include minor electrical, plumbing, painting, carpentry, flooring, etc.
• Inspects Agency facilities; performs routine maintenance; identifies issues and repairs or makes recommendations as necessary.
• Receives and responds to maintenance and repair requests via Agency maintenance ticket system.
• Maintains inventory of tools and maintenance supplies for Agency facilities.
• Inspect and respond to facilities alarms (i.e. fire suppression, sprinkler, sewage systems, etc.); evaluate response and report to management.
• Coordinates with outside vendors/contractors for required maintenance and repair activities.
• Provides validation and sign-off of work performed by vendors/contractors.
• Coordinates work activities with Agency staff and program supervisors.
• Operates and maintains Agency maintenance vehicle for work activities according to Agency policy.
• As essential personnel may be required to work outside normal work hours in call-back, on-call, or emergency situations. Performs related tasks as required and all other duties as assigned.

KNOWLEDGE, SKILLS, AND ABILITIES:

• Requires intermediate to proficient knowledge of common maintenance trades such as carpentry, plumbing, painting, electrical, and machine/equipment repair.
• Requires proficient facilities maintenance and preventative maintenance inspection and troubleshooting skills.
• Must have proficient knowledge, skill, and demonstrated ability to properly use hand tools common to facility repairs and maintenance.
• Must have the ability to identify facilities maintenance issues, including the ability to provide validation and sign-off of work performed by contractors.
• Requires the ability to drive an agency vehicle and or rental vehicles; a clean driving record with valid VA Driver’s License is required.
• Requires basic PC skills including the use of MS Office applications, internet research, etc.
• Good communication skills (i.e. speaking, writing, reading, reporting, etc.) are required;
• Must be professional and work well with others (internal and external customers) at all levels, including vendors and contract personnel.

EDUCATION AND EXPERIENCE:

• High School diploma or equivalency, and at least 3 years of experience in general building maintenance, carpentry, plumbing, HVAC and related work is required.

PHYSICAL REQUIREMENTS:

This is medium work requiring the exertion of 50 pounds of force occasionally, up to 20 pounds of force frequently, and up to 10 pounds of force constantly to move objects, and some heavy work requiring the exertion of 100 pounds of force occasionally, up to 50 pounds of force frequently, and up to 20 pounds of force constantly to move objects; work requires climbing, balancing, stooping, kneeling, crouching, reaching, standing, walking, pushing, pulling, lifting, fingering, grasping, and repetitive motions; vocal communication is required for expressing or exchanging ideas by means of spoken word; hearing is required to perceive information at normal spoken word levels; visual acuity is required for depth perception, color perception, visual inspection involving small defects and/or small parts, use of measuring devices, operation of machines, operation of motor vehicles or equipment determining the accuracy and thoroughness of work, and observing general surrounds and activities; the worker is subject to inside and outside environmental conditions, extreme cold, extreme heat, noise, vibration, hazards, atmospheric conditions and oils.

SPECIAL REQUIREMENTS

• May require licensure and/or certification relevant to area of assignment.
• Attends training and maintains certifications as required by the Agency and regulatory guidelines.
