Job summary

Harmony Senior Services is seeking a Maintenance Director for its community in Mechanicsville, Virginia. You will maintain buildings, utilities, and grounds, supervise staff and contractors, and ensure safe, efficient operation of all systems (electrical, plumbing, HVAC) to support residents' comfort.

Responsibilities include preventive maintenance, daily log checks, responding to emergencies, managing supplies within budget, and coordinating with management.

Qualifications

• Must have a HS diploma or GED; associate or bachelor’s degree preferred.
• Experience in maintenance in a large physical plant preferred.
• Working knowledge of electrical, plumbing, and A/C-HVAC equipment.
• Able to communicate effectively, verbally and in writing.
• Organized and able to work well with residents, staff, and management.

Responsibilities

• Maintain preventative maintenance program for all equipment in the community.
• Check, read, and log gauges on boilers and thermometers in cooler and freezer daily.
• Oversee grounds maintenance, refuse pick-up, and all outside appearances.
• Investigate mechanical breakdowns and update preventative maintenance program.
• Repair emergency breakdowns promptly and safely.
• Maintain fire safety practices, including monthly fire drills.
• Requisition and purchase supplies within budget constraints.
• Maintain a work-order log through TELS; handle other duties as assigned.
