Job summary

Harmony Senior Services is seeking a Maintenance Director to maintain and repair the community's structures, grounds, and utilities. You will install, service, and repair mechanical equipment including electrical, plumbing, and HVAC, while supervising staff and contractors.

The role requires maintaining a preventative maintenance program, daily gauge readings, and overseeing grounds and pest control. Strong communication, organizational skills, and the ability to work with residents and staff

Qualifications

• High School Diploma or GED required; higher education preferred.
• Working knowledge of electrical, plumbing and HVAC equipment.
• Two years in a maintenance role, preferably in a large facility.
• Ability to communicate effectively in writing and verbally.
• Organized and able to work with residents, staff and management.
• Must be able to lift and carry heavy materials and tolerate harsh conditions.
• On-call availability for emergencies 24/7.

Responsibilities

• Maintain and repair structures and utility systems of the community.
• Install, service, and repair mechanical equipment (electrical, plumbing, HVAC).
• Supervise support staff and contractors; oversee housekeeping and maintenance assistants.
• Maintain preventative maintenance program for all equipment; log gauges and readings daily.
• Oversee grounds maintenance, pest control, and outside appearances.
• Investigate breakdowns, determine causes and update preventive program.
• Perform on-call emergency repairs and manage purchases within budget.
