Job summary

12 Oaks Management in Tulsa, OK is seeking a Director of Maintenance to lead a community-wide maintenance program, supervise staff, and ensure all systems (HVAC, plumbing, electrical) operate reliably. You will manage preventive tasks, coordinate repairs, and maintain cost controls while upholding safety and quality standards.

The role requires strong leadership, excellent communication, and the ability to multi-task in a fast-paced environment, including on-call emergencies and flexible hours

Qualifications

• High school diploma or GED required; some post-high school education or training preferred.
• Five years of relevant maintenance experience preferred.
• At least one year of supervisory or management experience preferred.
• Experience with a wide variety of trade skills (carpentry, plumbing, HVAC, electrical) and related tools.

Responsibilities

• Adheres to a philosophy that supports residents’ dignity, privacy, independence, and choice.
• Oversees preventative maintenance tasks and timely repairs, including contracting with outside providers when needed.
• Maintains records on utilities, systems and equipment; refurbishes vacated apartments.
• Creates and maintains a regular maintenance schedule; manages facility costs within budget.
• Performs routine maintenance and cleaning of grounds and equipment; oversees housekeeping to ensure cleanliness.
• Responds to emergencies; available on call as needed.
