12 Oaks Management in Tulsa, OK is seeking a Maintenance Staff member to help keep the community grounds, buildings, and equipment in safe, good condition. The role reports to the Director of Maintenance and requires following directions and completing work orders with attention to safety and quality.

The ideal candidate will have a high school diploma or GED, 2 years of trade experience (carpentry, plumbing, HVAC, electrical), and the ability to use common hand and power tools.

Responsibilities

  • Stock and organize maintenance supplies.
  • Keep work areas clean and safe.
  • Assist with emergencies as directed.

Job DetailsJob Location: Tulsa, OK 74133Position Type: Part TimeSalary Range: $20.00 - $20.00 HourlyJob Shift: AnyThe Maintenance Staff helps maintain a fully-functioning and clean community by ensuring the grounds, buildings, and equipment are kept in a safe condition. He or she reports directly to the Director of Maintenance and must be able to follow the Director of Maintenance’s instructions and community work orders. The Maintenance Staff should be able to recognize and implement basic repairs for the Community buildings and grounds.

Primary Duties & Responsibilities:
  • Adheres to and conveys a philosophy that supports the dignity, privacy, independence, choice, and individuality of residents.
  • Performs typical maintenance support to the entire facility
  • Detects and reports questionable conditions to the Director of Maintenance
  • Maintains and repairs walls, furniture, cabinets, windows, and door/locks
  • Stocks maintenance supplies for work areas
  • Maintains the work area and equipment in a clean and orderly condition and follows prescribed safety regulations
  • Responds to emergencies in an appropriate manner as per training received
  • Performs other duties as assigned
Qualifications & Physical Requirements:
  • Highly professional and dependable
  • Excellent communication, customer service, and problem-solving skills, including the ability to maintain composure under stress
  • Must be able to regularly lift 50 pounds, to occasionally lift more than 50 pounds, and to spend long periods of time walking/standing
  • Able to bend, kneel, squat, stand, and lift heavy objects as needed
  • Strong organization skills, able to multi-task, and can manage time to meet frequently changing deadlines in a fast-paced environment
  • Must be able to physically perform the duties of the job
  • Must be familiar with and able to use all hand tools and power tools common to the associated trades
Education & Experience:
  • High school diploma or GED preferred
  • Two years of experience preferred
  • Experienced in a wide variety of trade skills (carpentry, plumbing, HVAC, and electrical) and the tools associated with them
