Greaves Corporation is seeking aFacilities Manager to oversee the safety, function, cleanliness, and operational readiness of its facilities. Qualifications

  • High school diploma or GED required.
  • Associate’s or bachelor’s degree in Facilities Management, Construction Management, Engineering, or a related technical field is preferred.
  • Trade certifications in HVAC, electrical, or plumbing are strongly preferred; active journeyman or master licenses are a plus.
  • OSHA 30 certification required within 90 days of hire.
  • Forklift certification required, or ability to obtain within 30 days.
  • Scissor lift and aerial work platform certification required, or ability to obtain within 30 days.
  • Valid driver’s license required.
  • Minimum 7–10 years of progressive facilities, building maintenance, or construction experience.
  • At least 3–5 years in a management or team lead role with direct responsibility for the performance and development of technicians, janitorial staff, or contractors.
  • Demonstrated competence in HVAC systems: rooftop units, split systems, ductless, controls, and refrigeration cycle troubleshooting.
  • Demonstrated competence in electrical systems: single- and three-phase distribution, motor controls, lighting, and basic panel work, with clear judgment on when work must be escalated to a licensed electrician.
  • Demonstrated competence in compressed air systems, plumbing basics, and general building infrastructure.
  • Working knowledge of basic construction methods: framing, drywall, painting, flooring, doors/hardware, and roofing basics.
  • Experience negotiating, managing, and holding accountable outside vendors for licensed HVAC, electrical, plumbing, roofing, fire/life safety, and janitorial services.
  • Strong project management skills: scoping, quoting, scheduling, budgeting, and executing capital and repair projects.
  • Working knowledge of building codes, OSHA workplace safety requirements, and preventative maintenance program development.
  • Proficient in Microsoft Office (Excel, Word, Outlook); experience with CMMS (computerized maintenance management system) preferred.

Responsibilities

  • Lead the facilities team through disciplined application of LMA: give clear expectations, keep the right meeting pulse, communicate well, reward and recognize, and hold people accountable to the standards.
  • Conduct structured weekly 1:1s with each direct report focused on performance, coaching, development, and blockers; document commitments and follow-up.
  • Own the facilities Scorecard: define measurables, review weekly, and drive corrective action when the numbers slip.
  • Set and enforce clear standards for work quality, timeliness, safety, and workplace conduct across the team.
  • Coach and develop maintenance technicians, janitorial staff, and contract labor toward higher skill levels and greater ownership of scope.
  • Manage performance issues promptly and honestly: recognize when work is on track, address it directly when it is not, and document consistently.
  • Interview, and onboard new team members and contractors; maintain a cross-training and coverage plan to reduce single points of failure.
  • Maintain preventative and corrective maintenance on HVAC, electrical, compressed air, plumbing, and general building systems within skill and legal scope.
  • Troubleshoot system failures and lead recovery, coordinating outside licensed technicians when scope exceeds internal capability or licensing requirements.
  • Maintain a documented preventative maintenance schedule for all critical systems; execute or assign PMs
