Job summary

Avanti Sl seeks a Maintenance Director to ensure quality maintenance in accordance with Federal, State and Local regulations while leading the team to keep the building, interiors and grounds safe and in exceptional condition.

Reporting to the Executive Director, you will implement preventive maintenance, supervise housekeeping, manage grounds, train staff, and oversee apartment refurbishments for move-ins, while maintaining safety records and ensuring regulatory compliance.

Qualifications

• Proficient in written and verbal English.
• Ability to establish long-term relationships.
• Interest in working with older adults.
• Experience with Word and Excel; familiarity with database software.
• Knowledge of Assisted Living laws and senior living regulations.
• Strong customer service, hospitality, and interpersonal skills.
• Ability to travel locally and overnight.
• Flexible 24-hour scheduling including weekends.

Responsibilities

• Implement and document preventative maintenance program for community and equipment.
• Supervise housekeeping personnel as required by community needs.
• Maintain grounds and exterior areas with landscaping contractor cooperation.
• Maintain interior areas including cleaning, flooring, and upkeep of offices.
• Train team members in equipment use and emergency procedures.
• Prepare and refurbish apartments for resident move-ins; painting, carpeting, vinyl floors, fans.
• Maintain fire safety records and MSDS per regulations.
• Inspect resident suites for hazards and address issues.
• Schedule and perform preventative maintenance; keep quality assurance records.
• Perform janitorial tasks and equipment upkeep.
• Transport residents in company vehicles as scheduled.
• Respond to emergencies outside normal hours.
• Other duties as assigned.
