Qualifications

  • 6-8 years related experience in maintenance or related trade.
  • Technical training in HVAC, plumbing, and construction required.
  • Experience in vendor and project management is essential.

In this exciting role, you will take the lead in overseeing maintenance and housekeeping services, managing departmental budgets, and ensuring operational and safety standards are at their best. What will I do every day?

  1. Proactively manage the physical condition of the community
  2. Oversee landscape and grounds keeping maintenance & ensuring safety
  3. Manage vendor and contractor relationships
  4. Ensure implementation of Safety & Disaster Preparedness Plan, Policies & Procedures and regulatory compliance (e.g. licensing, OSHA, etc.).
  5. Procure new equipment, supplies, and/or furnishings
  6. Maintain inventory of equipment and supplies
  7. Maintain required records, reports, and equipment/supply manuals
  8. Participate in all property inspections
  9. Interview, hire, train, manage and retain highly effective staff
  10. Prepare a staffing schedule
  11. Execute the apartment turn, apartment readiness, transfer, and move-out processes effectively and compassionately
  12. Perform other related duties as required

What will I need to be successful in this role?

  1. Bachelor’s degree preferred
  2. 6 to 8 years’ related experience
  3. Technical training in HVAC, plumbing and construction with 3 years of experience or a minimum of 5 years experience in apartment maintenance or related trade
  4. Maintenance Manager experience a plus
  5. Housekeeping Management experience a plus
  6. Senior Living or Hotel experience a plus
  7. Proficient in Excel, Word and other systems
  8. Must have knowledge of Life Safety systems (fire alarms, fire sprinklers, Ansul)
  9. Vendor and project management experience
  10. Security systems, apartment renovation contractors, landscaping, elevator, HVAC PM’s, Tenant Improvement work, pest control, GPO, utilities, etc.
  11. Be self-starter to manage Capital Budgets and Expenditures and manage projects from bidding to end of job

Special Requirements and/or Certifications:

  1. CMMS (Computer Maintenance Management System) experience
  2. Must be CMMS proficient – Kisco is using the Dude Solutions WorxHub solution.
  3. Software experience (TELS, eMaint., Fiix, FTMaintenance, ManagerPlus) a plus
  4. Technical training or HVAC certification is required
  5. Must have knowledge of Asset Management, preventative maintenance, equipment inventory and Work order systems, showing examples of each
  6. Sales support with apartment turns & renovations, transfers, processing appropriate paperwork, setting expectations for rent ready apartments and unit punch
