Qualifications

• Associates degree or equivalent in HVAC or facility maintenance. Related experience preferred.
• Proficient computer skills (MS Office, CMMS).
• Basic understanding of buildings/grounds infrastructure (HVAC, plumbing, electrical, irrigation).
• Knowledge of cleaning methods, materials and equipment.
• Ability to follow simple oral and written instructions.
• Ability to establish and maintain productive working relationships with internal customers, service providers, supervisor, and coworkers.
• Ability to coordinate and oversee on-site service providers.
• Knowledge of proper PPE usage.
• Able to plan and execute tasks with experience-based judgment.
• Excellent communication and time management skills.
• Able to lift up to 50 lbs; occasional squatting and crawling.
• Valid driver's license; operate forklift and scissors lift as needed.

Responsibilities

• Building maintenance of the CAO building incl. offices, systems, restrooms, grounds.
• Repair and maintenance of plumbing, electrical, HVAC, kitchen equipment.
• Use CMMS to complete PM work orders, book labor and write work orders.
• Provide indirect supervision of contracted maintenance services.
• Prioritize incoming work orders and monitor progress.
• Identify problem areas and take independent corrective actions.
• Ensure safety and quality standards across all tasks.
• Support grounds maintenance, seasonal startup/shutdown, and snow removal.
