Job summary

Housing Authority of Columbus, Georgia (HACG) seeks a Vice President of Operations to provide executive leadership over housing, resident services, maintenance and compliance. You will align departments with strategic goals, optimize voucher programs (HCV, PBV, RAD), and drive performance through KPIs and dashboards.

Qualifications

• Bachelor's degree in public administration, business administration, real estate, housing management, or related field.
• Master's degree preferred.
• Seven years of progressively responsible experience in affordable housing, multifamily housing, public housing, assisted housing, resident services, or related operational environment.

Responsibilities

• Provide executive leadership to HACG's operating departments; set performance expectations and coordinate across departments.
• Oversee Property Management portfolio; monitor occupancy, leasing, and maintenance; ensure full resident lifecycle management.
• Oversee Assisted Housing operations (HCV, PBV, RAD) and coordination with Property Management for RAD/PBV properties.
• Lead Maintenance & Physical Operations oversight, NSP compliance preparation, and cost monitoring; promote preventive maintenance.
• Supervise Resident Services & MTW initiatives; build partnerships with schools, governments, nonprofits and healthcare providers.
• Develop dashboards and KPIs; report performance to CEO; manage compliance and risk coordination.
• Lead policy/process improvement and technology use; drive cross-departmental improvement initiatives.
• Support leadership development and succession planning; maintain culture of accountability and customer service.
