Job summary

EllipsisConstruction in the Denver metro area seeks an Estimator/Project Manager to deliver small-to-midscale commercial TI projects on tight schedules. The role blends estimating, preconstruction, and project management across multiple concurrent projects.

You will lead proposals, develop cost plans, coordinate with subs, manage budgets and schedules, and ensure documentation and client communication are thorough and timely. Strong writing, organization, and leadership are essential.

Qualifications

• Experience delivering commercial construction projects, preferably tenant improvements or fast-paced interiors.
• Proven ability to estimate and preconstruction, including takeoffs and bid coordination.
• Adept at reading plans, specs, and scopes of work; asks smart questions early.
• Ability to manage multiple concurrent projects with shifting priorities while maintaining quality.
• Strong knowledge of construction means/methods, budgeting, and schedule management.
• Experience with RFI/submittal workflows and closeout requirements.

Responsibilities

• Lead estimating, quantity takeoffs, scope review, and cost development for TI projects.
• Maintain estimating templates and historical data to improve accuracy and speed.
• Develop and manage master project schedule and budgets; report progress and risks.
• Lead proposal process from RFPrelease through site walks and presentations.
• Write technical proposals in response to RFIs/RFPs with executives' summary and background.
• Coordinate with leadership to win themes and polished submissions.
• Own project documentation systems and ensure timely RFIs, submittals, meeting minutes, and daily logs.

PositionSummary:

TheEstimator/ProjectManager(Estimator/PM)isaccountableforsuccessfullydeliveringsmall-to-midsizedcommercialTIprojects,oftenwithcompressedschedules(asshortas~6weeks)andmultipleconcurrentprojects(1-3atatime).Thisroleblendshands-onestimatingandpreconstructionwithprojectmanagement(budget,schedule,contracts,documentation,andclientcommunication)acrossmultipleconcurrentprojects.ThispositionalsosupportsEllipsisConstruction’sgrowthbymanagingandleadingtheproposalprocessfromRFPreleasethroughbidding,estimatingcoordination,andinterviewpresentations.

KeyResponsibilities:

Preconstruction,Estimating,Proposals&BusinessDevelopmentSupport

• Leadtheestimatingprocessincludingquantitytakeoffs,scopereview,anddetailedcostdevelopmentforcommercialTIprojects.


• Maintainestimatingtemplates,historicalcostdata,andlessonslearnedtocontinuouslyimproveaccuracyandspeed.


• Levelbids,identifygaps/exclusions,andsupportscopeclarificationstoensurecomplete,apples-to-applescomparisons.


• ManageandleadtheproposalprocessfromRFPreleasethroughsitewalks,ITBbidding,estimatecompilation,andclientinterviewpresentations.


• WritetechnicalproposalsinresponsetoRFPs/RFQs/RFIs,includingexecutivesummary,relevantexperience,pricingapproach,technicalqualifications,compliancerequirements,andcompanybackground.


• Prioritizewritingassignments,coordinateinputsfrominternalcontributors,andmanagedeadlines.


• Monitorsolicitationaddenda/changesandupdateproposalcontentasneeded.


• Partnerwithleadershiptodevelopwinthemes/strategiesandensureapolished,on-brandsubmission.

ProjectManagement(Scope,Schedule,Budget,Contracts)

• Establish,update,andcommunicatetheMasterProjectScheduleandmanageexecutionagainstmilestones.


• Manageprojectbudgetsandfinancialreporting;interpretreportstoensureadherenceandidentifyrisksearly.


• Provideleadershipinriskevaluation,contractnegotiations,fee/pricingdecisions,andchangemanagement.


• Keepmanagementinformedonprojectprogress,budgetstatus,andkeyrisksthroughregularupdates/meetings.


• SupportanddriveutilizationofEllipsisConstructioninitiatives,standards,andtechnologies.

ProjectControls&Documentation

• Ownprojectdocumentationsystemsandensuretimely,accuratecompletionofRFIs,submittals,meetingminutes,punchlists,safetydocumentation,anddailylogs.


• Coordinatesupportfromvirtualassistants/teammembers(asapplicable),whilemaintainingfinalaccountabilityforcompletenessandquality.


• Processallsubmittalswithsupportfromvirtualassistants.

Client,Architect,Vendor&TradePartnerRelationships

• Fosterandenhancerelationshipswitharchitects,subcontractors,andvendors.


• CommunicateproactivelyandrespectfullywithAdminandallteammembers;resolveissueswithasolutions-firstapproach.


• Maintainstrongcustomerserviceandexpectation-settingthroughouttheprojectlifecycle.

PayApplications&Closeout

• Workwithaccountingsoftware/processestoinitiatepayapplicationsandfollowuptoensuretimelypayment.


• Leadprojectcloseout:punchcompletion,turnoverdocumentation,warrantyinformation,andfinalfinancialreconciliation.

PeopleLeadership

• Lead,supervise,anddevelopEllipsisConstructionvirtualassistantsandfieldstaff.

RequiredQualifications:

• Demonstratedexperiencedeliveringcommercialconstructionprojects,ideallytenantimprovementorfast-pacedinteriorprojects.
