Job summary

Sunstall Inc. is seeking a ProjectDeveloper to lead preconstruction activities and estimate project costs through early planning stages.

The role involves creating project documents, reviewing quality, and coordinating with designers, PMs, and trade partners to ensure a seamless transition into construction. You will manage time tracking, tendering, and change orders while maintaining strong client communication and site readiness.

Qualifications

• 2+ years of relevant experience.
• Bachelor’s degree in related field required.
• Strong communication skills and business acumen.

Responsibilities

• Ensure the preconstruction process is followed accurately and review quality at all phases.
• Create and maintain project documents: summaries, proposals, scopes of work, start packages, contracts, and CES updates.
• Estimate job costs to avoid budget overruns and manage financial reconciliations and change orders.
• Schedule feasibility studies and client meetings prior to construction start; conduct closed job reviews.
• Support designers and PMs during appropriate phases; coordinate site plans and structures.

Responsibilities

• Ensurethepreconstructionprocessisfollowedaccurately.Reviewqualityofworkatallphases.


• Jobdocumentcreation:Writeprojectsummaries,proposals,andscopesofwork.Createstartpackages,PCAandcontracts.UpdateandmaintainCES.


• Financial:Appropriatelyestimatejobcoststoavoidmajorslippageinthefield.Recognizeoveragesandfollowprocesstobackchargetradepartnersappropriately.PO&VPOcreationandreconciliation.Reconcilingandmanagingfinancialreports.Drawandchangeorderinvoicetoclients.Paymentcollectionandfollowup.Allowancereconciliation.Collectestimatesfromvendorsandtradepartners.


• Schedule&conductfeasibilitystudies,bothinternalandwithclients.Scheduleandconducttradewalksandotherjobsitemeetingspriortoconstructionstart.Completeclosedjobreviews.


• Providesupporttodesigners&PMsduringappropriatephases.
