Job summary

Jobtailor in Arizona seeks an experienced Estimator/Project Manager focused on multifamily residential construction to lead cost estimating, value engineering, and budgeting efforts across design and construction phases. You will review plans, perform takeoffs, manage subcontractor quotes, and coordinate with owners and teams using Procore, Bluebeam, and MS Project to ensure accurate, timely bids.

Qualifications

  • Bachelor's degree in construction management or a related field.
  • 5+ years of estimating and/or project management experience in multifamily residential new building construction.
  • Knowledge of current building codes and ADA laws.
  • Experience with site construction, precast, wood framing, and interior finishes.
  • Understanding of multifamily construction means and methods.
  • Experience in alternative building methods and value engineering.
  • Proficiency with Microsoft Office Suite, including Excel, PowerPoint, Word, and Outlook.
  • Experience with Microsoft Project scheduling software.
  • Experience with Bluebeam
  • Experience with Procore project management and financial management tools.
  • Ability to establish pricing from early design phases through final budget.
  • Ability to review construction documentation, owner building standards, and finish schedules to create bidding scopes.
  • Experience with construction cost estimating and budgeting.
  • Ability to negotiate, draft, and execute subcontract agreements and commitments.
  • Strong organization and time-management skills.
  • Ability to work a flexible schedule according to staffing and project needs.
  • Ability to organize and manage multiple priorities within established deadlines.
  • Ability to perform physical functions of the position, including sitting for long periods at a computer.

Responsibilities

  • Coordinate with architects and engineers during design phases to value engineer cost-effective building materials and scopes of work.
  • Evaluate plan documents and propose cost-saving design solutions.
  • Prepare comprehensive bids and cost estimates.
  • Evaluate project specifications and provide alternates for additional owner cost savings.
  • Conduct site visits when required to examine projects, gather information, and assess scope.
  • Collaborate with owners' representatives during the contracting phase.
  • Estimate equipment, manpower, costs, and material quantities, including special machinery needs.
  • Coordinate with department personnel to establish project scopes and construction standards.
  • Assist project managers with initial sequencing of construction activities, including labor, materials, and equipment.
  • Interpret plans and specifications, perform takeoffs, and develop conceptual through detailed lump-sum estimates across disciplines.
  • Evaluate subcontractor and supplier quotes.
  • Mark up drawings to detail work to be completed.
  • Assist in establishing job priorities based on contract guidelines.
  • Coordinate team activities, conduct project cost estimate review meetings, and interface with management.
  • Lead estimating efforts with minimal supervision.
  • Assess site availability of water, electricity, and other services.
  • Track and improve estimating standards for accuracy and efficiency.
