Job summary

Lumicity is seeking an experienced Estimator with a strong background in commercial drywall, metal stud framing, and multifamily/apartment construction to join our growing team on multifamily residential projects. Qualifications

• 5+ years of estimating experience in drywall, metal framing, or related construction.
• Strong background in commercial drywall and metal stud framing.
• Extensive experience estimating multifamily, apartment, podium, wrap, and mixed-use residential projects.
• Knowledge of fire-rated and sound-rated wall assemblies.
• Ability to read and interpret architectural and structural drawings.
• Strong understanding of construction sequencing and field requirements.
• Ability to manage multiple estimates and deadlines simultaneously.
• Strong analytical, organizational, and communication skills.
• Experience with estimating/takeoff software such as Bluebeam, OST, PlanSwift, QuickBid, and Excel.

Responsibilities

• Review architectural, structural, and project drawings and specifications.
• Perform detailed quantity takeoffs for commercial drywall and metal stud framing.
• Estimate interior drywall systems, light-gauge metal framing, shaft walls, fire-rated assemblies, acoustical ceilings, and related scopes.
• Prepare accurate estimates based on labor, material, equipment, and project requirements.
• Review project scopes to identify gaps, exclusions, and value-engineering opportunities.
• Obtain and evaluate pricing from vendors and subcontractors.
• Prepare estimates and proposals for multifamily and apartment projects.
• Attend pre-bid meetings and project walkthroughs as needed.
• Coordinate with project management and field operations during project turnover.
• Assist with conceptual budgets, negotiated work, and change-order pricing.
• Maintain organized estimating information and track project results.
