Job summary

AvalonBay Communities in Woodland Hills, CA is seeking a dedicated Porter/Custodian to maintain the interior and exterior of our community and support a pristine resident experience.

You will perform daily cleaning, light maintenance, assist residents moving in/out, and help keep lobbies, hallways, and outdoor spaces welcoming. Valid driver’s license and 0–1 year custodial/maintenance needed; training provided. We offer a benefits package and opportunities for growth.

Qualifications

• 0–1 year of custodial/maintenance experience.
• Valid driver’s license.
• Ability to communicate with associates and residents.
• Knowledge of paint types and paint tools.
• Ability to read and understand policies and procedures including maintenance policies.
• Ability to identify cleaning chemicals and read SDS.
• Knowledge of PPE usage.
• Basic understanding of emergency systems.

Responsibilities

• Perform daily cleaning and maintenance of common areas, grounds, and amenities.
• Clean and sanitize high-traffic areas such as lobbies, hallways, elevators, and recreation spaces.
• Monitor outdoor spaces including sidewalks, parking lots, and landscaping.
• Ensure trash and recycling areas are regularly emptied and tidy.
• Conduct routine inspections to report maintenance or safety concerns.
• Address minor maintenance tasks such as light bulb replacement and painting touch-ups.
• Assist residents with moving in/out and provide courteous service.
• Maintain outdoor landscaping including mowing and trimming.
• Complete work orders.
