Job summary

Hawthorne Residential Partners is seeking an Maintenance Technician I in Little River, SC to support daily community upkeep and learn the foundations of property maintenance. This entry-level role offers hands-on training and a path to grow skills within a supportive team.

You’ll perform cleaning, basic repairs, and light maintenance tasks across common areas, grounds, and apartments while preparing units for move-ins. A driver’s license is required.

Qualifications

• High School or GED required.
• One year of maintenance, repair, or HVAC experience is preferred but not required.
• Valid Driver's License required.

Responsibilities

• Conduct thorough cleaning and pick-up of debris or trash throughout the property per company standards.
• Maintain cleanliness of breezeways and sidewalks including pressure washing; ensure receptacles are well-maintained.
• Clean areas around the mailroom, pool, fitness area, laundry, clubhouse, and other common areas; replace trash bags and perform basic cleaning.
• Restore vacant, unoccupied apartments to make-ready status for next move-in.
• Perform light checks around the community and replace breezeway light bulbs as needed.
• Assist the maintenance team with lock changes and fixture replacements; perform light painting of curbs and signposts.
• Maintain shop appearance for quick inventory assessment.
