Job summary

Denton Floyd Real Estate Group is seeking a Development Manager to lead multiple development projects from concept through stabilization. This hands-on role calls for coordinating feasibility, entitlements, design, financing, and construction in collaboration with our in-house teams.

The ideal candidate has 4–7 years of real estate development experience, strong financial modeling skills, and a track record of delivering projects on schedule and within budget in a multi-product portfolio.

Qualifications

• Bachelor’s degree in real estate, finance, business, construction management, urban planning, civil engineering, architecture, or related field.
• 4–7 years of progressive experience in real estate development or development management.
• Strong financial modeling and underwriting skills (Excel proficiency).
• Experience managing projects across multiple development lifecycle phases.
• Knowledge of entitlements, due diligence, design coordination, and construction processes.
• Excellent project management, organizational, and communication skills.

Responsibilities

• Land Acquisition: Identify land opportunities on and off-market via Broker connections; Negotiate LOI; Coordinate with internal design team; Assist in negotiations of Purchase and Sale Agreement.
• Feasibility & Underwriting: Build development pro formas, underwriting models, budgets; analyze returns; conduct market studies, site due diligence, feasibility analysis; prepare investment memos.
• Entitlements, Design & Pre-Development: Manage entitlement process; coordinate design team to advance plans; lead pre-development scheduling and budget tracking.
• Capital & Financing Coordination: Support debt and equity financing; coordinate loan closings and draw processes; track capitalization and funding milestones.
• Construction & Delivery Oversight: Serve as development-side point of contact with Forge Construction; track schedule, budget, RFIs, submittals; monitor critical path.
• Stabilization & Cross-Functional Coordination: Coordinate hand-off to property management; maintain records and dashboards; align with Development, Construction, Capital Markets, and other teams.
