Job summary

Denton Floyd Real Estate Group is seeking a Development Manager to oversee the full development lifecycle across multifamily, mixed-use, senior living, and other opportunities in the Louisville / Southern Indiana region.

You will manage feasibility, entitlements, design coordination, financing, and construction delivery, collaborating with construction, design, and capital markets teams to bring projects from concept to stabilization.

Qualifications

• Bachelor's degree in real estate, finance, business, construction management, urban planning, civil engineering, architecture, or related field.
• 4–7 years of progressive real estate development experience.
• Strong financial modeling and underwriting skills, including development pro formas and return analysis (Excel proficiency required).
• Working knowledge of entitlements, due diligence, design coordination, and construction processes.
• Excellent project management, organizational, and communication skills, with the ability to manage multiple projects and deadlines simultaneously.

Responsibilities

• Identify land opportunities and negotiate LOIs.
• Build and maintain development pro formas, underwriting models, and project budgets; analyze returns and sensitivities.
• Manage entitlement process and coordinate design teams from concept through construction documents.
• Support debt and equity financing efforts with lender/investor packages and closings.
• Coordinate loan closings and draw processes; track sources and uses against budget.
• Serve as development-side point of contact with general contractors; track schedule, budget, RFIs, submittals.
• Coordinate hand-off to property management and leasing teams; maintain project records and dashboards.
