Advanced Management Company seeks a proactive Community Manager for its 714-unit Costa Mesa property. You will lead leasing, revenue/expense controls, and maintenance while delivering exceptional resident services and coordinating events.

Role demands high energy, strong leadership, and budget oversight; weekend availability and excellent communication are required for success in a dynamic, resident-focused environment.

Qualifications

• Experience in property management leadership and leasing.
• Experience with MRI, leasing, and revenue/expense management.
• Strong sales, customer service and marketing skills.
• Ability to respond to emergencies and weekends.
• Proficient with MS Word, Excel, Outlook; comfortable with email and social media.
• Excellent communication in English; able to work with VIPs and residents.

Responsibilities

• Lead daily team meetings and coordinate with Maintenance Supervisor.
• Walk property to ensure curb appeal and market window.
• Conduct property tours and follow up with prospective residents.
• Process rental applications with screening company.
• Prepare leases and move-in packets; coordinate move-ins.
• Plan resident events to maximize participation and retention.
• Manage rent collection, deposits, notices, evictions, renewals and budgets.
• Negotiate contracts; manage vendor performance and payments.
• Approve payroll in Kronos and complete employee evaluations.
• Ensure safety and report hazards, ensuring OSHA compliance.
