We are looking for a highly entrepreneurial data center professional to help build a new powered-land and data center capacity business from the ground up.
As the first dedicated hire in this function, you will operate as a hands-on individual contributor initially, evaluating a large portfolio of existing power and infrastructure sites for potential data center development and taking the strongest opportunities to market.
You will sit at the intersection of data center origination, capacity leasing, site development, and commercial strategy. The role requires someone who understands what hyperscalers, neoclouds, wholesale data center operators, and other large compute customers need and can translate those requirements into commercially viable powered-land or capacity offerings.
You will be expected to originate opportunities, engage customers, structure transactions, and drive deals through execution.
Key Responsibilities
- Evaluate an extensive portfolio of existing and potential brownfield sites to determine suitability for data center and compute development
- Develop a clear view of site viability across power availability, density, fiber, land, timing, flexibility, and customer requirements
- Originate and commercialize powered-land, pad lease, capacity, and wholesale data center opportunities
- Build relationships with hyperscalers, neoclouds, data center operators, infrastructure providers, and other large compute customers
- Lead customer conversations and understand requirements around capacity, density, delivery schedules, expansion, redundancy, and commercial structure
- Translate market feedback into site strategy, product design, and development priorities
- Structure and negotiate leases, capacity agreements, development agreements, and other commercial arrangements
- Work closely with development, engineering, power, real estate, and executive teams to determine what can credibly be offered to customers
- Own opportunities from initial origination through commercial execution
- Maintain an active pipeline with a focus on progressing multiple transactions each year
- Act as the internal voice of the customer and help shape the company's broader data center strategy
What We're Looking For
- Experience in data center capacity leasing, wholesale data centers, powered land, site origination, or data center business development
- Strong network across hyperscalers, neoclouds, wholesale operators, or other large compute users
- Track record originating and executing commercial transactions rather than operating solely in an advisory or consulting capacity
- Understanding of how wholesale data center leasing and large-scale capacity transactions are structured
- Experience selling or originating powered land, pad leases, packaged sites, capacity blocks, or comparable infrastructure products
- Ability to evaluate development opportunities and communicate what customers will and will not accept
- Comfortable working across commercial, technical, development, and executive stakeholders
- Highly entrepreneurial and comfortable being the first person building a new function
- Willing to get into the detail, make decisions with incomplete information, and learn quickly as the business develops
- Strong commercial judgment without the need for a large existing team or established playbook
Working Model
The role will work closely with senior leadership and requires regular in-person collaboration in NY. Approximately 25% travel should be expected for customer meetings, site visits, and industry engagement.
