Job description

A rapidly scaling neo-cloud platform is seeking a Development Manager to support the expansion of its U.S. data center portfolio.

Backed by significant capital and already operating across a substantial data center footprint, the company is building the compute, data centers, and power infrastructure required to support next-generation AI and cloud demand. The platform is expanding aggressively across hyperscale, colocation, and powered land opportunities throughout the U.S.

The Role

The Development Manager will support the growth of the company’s U.S. data center pipeline, focused on identifying, acquiring, and advancing powered land, hyperscale, and colocation opportunities.

This is a high-impact development role responsible for identifying strategic sites, conducting front-end diligence, coordinating with internal power, design, commercial, and development teams, and helping move opportunities through key development milestones.

The role is suited to someone who understands the intersection of land, power, fiber, permitting, infrastructure, and customer requirements - and who can operate in a fast-moving, high-growth environment.

Key Responsibilities
Site Selection & Pipeline Development
  • Identify, acquire and advanced powered land, hyperscale, and colocation opportunities across priority U.S. markets
  • Assess sites based on power availability, utility infrastructure, fiber proximity, land constraints, permitting pathways, environmental risk, and development feasibility
  • Support market entry strategy and future campus growth initiatives across high-demand AI and cloud infrastructure markets
  • Build and maintain relationships with landowners, brokers, utilities, municipalities, and local stakeholders
  • Lead front-end diligence on prospective sites, including title, survey, zoning, entitlement, environmental, geotechnical, utility, and infrastructure considerations
  • Coordinate with internal development, design, engineering, power, and commercial teams to evaluate site viability and project risk
  • Support the advancement of projects through acquisition, diligence, entitlement, permitting, and pre-construction milestones
  • Identify development risks early and help build strategies to de-risk timelines, cost, and execution
Power, Utilities & Infrastructure Strategy
  • Evaluate the robustness of utility and behind-the-meter power solutions for large-scale data center developments
  • Work closely with power, utility, and infrastructure teams to assess interconnection feasibility, substation requirements, transmission access, and speed-to-power
  • Support diligence around water, wastewater, access roads, telecom/fiber, and other critical infrastructure requirements
  • Help ensure sites are aligned with the scale, design, and timing requirements of AI, hyperscale, and cloud customers
Cross-Functional Execution
  • Partner with legal, finance, design, construction, power, and commercial teams to support acquisition and development decisions
  • Prepare site summaries, diligence materials, risk assessments, and recommendations for internal leadership
  • Support commercial discussions with data center operators, colocation providers, landowners, and infrastructure partners
  • Operate with ownership and urgency in a lean, fast-paced environment where the team is scaling quickly
  • 3+ years of experience across data center site selection, land acquisition, real estate development, data center development, or powered land development
  • Experience evaluating powered land, hyperscale campuses, colocation opportunities, or large-scale industrial infrastructure sites
  • Strong understanding of utility infrastructure, power availability, interconnection, permitting, entitlement, environmental diligence, and development timelines
  • Ability to assess land and infrastructure opportunities through a data center development lens
  • Experience working with landowners, brokers, utilities, municipalities, consultants, and internal cross-functional teams
  • Entrepreneurial mindset with the ability to operate independently in a high-growth, fast-moving platform
  • Strong commercial judgment, attention to detail, and ability to identify risk early in the development process
  • Existing relationships across data center, land, power, utility, brokerage, or infrastructure markets would be highly valuable
