Job summary

Hines is seeking a Director – Development (Land) to lead residential land opportunities across Orlando, Tampa, and Jacksonville. You will oversee feasibility, underwriting, entitlements, design, financing, and dispositions, while coordinating with internal and external teams to deliver finished lots on schedule.

The role demands strong financial modeling, negotiation, and leadership, with heavy collaboration across stakeholders to optimize value and timeline.

Qualifications

• Bachelor's degree; MBA preferred.
• 6–8 years of direct real estate experience in land acquisition, development management, construction management, architecture, and/or engineering is preferred.
• Demonstrated understanding of residential real estate development is required.
• Experience sourcing development and acquisition opportunities.
• Experience leading entitlement, zoning, permitting, and development approval processes.
• Strong financial modeling, underwriting, and analytical capabilities.
• Ability to create complex Excel models and perform detailed financial analysis.
• Strong budgeting and development financial analysis knowledge.
• Ability to evaluate real estate investments from strategic and financial perspectives.
• Excellent communication and presentation skills.
• Ability to manage multiple projects with aggressive schedules.

Responsibilities

• Lead land development and acquisition activities, including feasibility, finance, zoning, design, construction, and dispositions.
• Underwrite and structure new land opportunities and prepare investment committee packages.
• Support project equity, debt, and financing activities and manage investor relationships.
• Manage development projects from acquisition to finished lot delivery, including entitlements and permitting.
• Assemble project teams and coordinate with consultants, architects, engineers, and legal counsel.
• Oversee budgets, contracts, and development performance; monitor closeout activities.
