Job summary

Hines is seeking a Director – Development (Land) to lead residential land development initiatives across Orlando, Tampa, and Jacksonville. The role involves feasibility, underwriting, entitlements, financing, and coordinating with stakeholders from investors to local authorities.

You will manage budgets, teams, and relationships, ensuring timely delivery of finished lots and alignment with investment strategy. Excellent negotiation, analytical, and leadership skills are essential.

Qualifications

• Bachelor's degree required; MBA preferred.
• 6–8 years of direct real estate experience in land acquisition, development management, construction management, architecture, or engineering.
• Strong financial modeling, underwriting, and analytical capabilities.
• Experience leading entitlement, zoning, permitting, and development approval processes.
• Ability to create complex Excel models and perform detailed financial analysis.

Responsibilities

• Lead development in partnership with the Managing Director, covering feasibility, finance, zoning, design, construction and dispositions.
• Source, underwrite, evaluate, structure, and execute new land development opportunities including site feasibility and market research.
• Manage residential land development projects from acquisition through finished lot delivery.
• Lead homebuilder relationships and finished lot sales, negotiating purchase and sale agreements.
• Coordinate entitlements, permits, financing and development approvals with city staff and legal counsel.
