Job summary

4M Building Solutions, LLC. is seeking a Director of Specialty Services I Cleaning & Restoration Operations in Saint Cloud, MN. Base salary is $90,000 with commission, full-time employment under the Special Services department.

You will lead business development and field operations, supervise cleaning crews, and serve as SME for cleaning chemicals, equipment, and floor care procedures. Growth opportunities and safety SOP adherence are emphasized.

Qualifications

• Industry experience in commercial janitorial operations, specialized floor care, or restoration services.
• Proven experience in B2B service sales, commercial account management, or facility service estimation.
• Leadership traits: goal-oriented, self-motivated, entrepreneurial attitude.
• Excellent interpersonal skills for presenting technical cleaning proposals to corporate clients.
• Must be 18+ with valid driver's license, transportation, and pass background/drug checks.

Responsibilities

• Drive Growth: achieve a minimum 10% CAGR in gross profit through new business and upselling existing accounts.
• 3–5 face-to-face client meetings per week with a pipeline split of 25% cold prospects and 75% existing accounts.
• Qualify prospective commercial accounts, conduct on-site walkthroughs, and generate quotes for labor, equipment, and materials.
• Develop and maintain partnerships with property managers, facility directors, and building owners for long-term contracts.
