Live AMC is seeking a Director of Technical Services to manage the upkeep of multiple communities within a defined region, ensuring preventative maintenance, safety, and capital improvements are executed across the portfolio.

Responsibilities include overseeing capital projects, conducting site visits and audits, coordinating with contractors, and supporting acquisitions through due diligence. Requires HVAC and CPO certifications with 2+ years in related roles.

Qualifications

• HVAC certification and CPO certification are required.
• 2+ years in handyman, maintenance, or construction management roles.
• Familiarity with drafting blueprints and schematics.
• Knowledge of HVAC, plumbing, and electrical systems.
• Ability to maintain positive relationships with internal and external contacts.
• Self-motivated with attention to detail and discretion.

Responsibilities

• Oversee capital projects in the assigned region, including drafting work, bidding, scheduling with contractors, and inspections.
• Conduct site visits, property walks, audits, safety inspections, and provide property support.
• Audit site logbooks, pools, HVAC, gas, and light logs regularly.
• Review fire suppression systems during site visits and monitor building communications with panels.
• Participate in weekly conference calls with clients and vendors.
• Develop and expand the approved contractor pool and third-party providers.
• Monitor property conditions and coordinate day-to-day field operations with teams.
• Assist with due diligence physical assessments for acquisitions.
