Integrated Real Estate Group (IREG) is seeking a Director of Property Maintenance to lead preventive maintenance programs, capital and repair projects, vendor relationships, regulatory compliance, and daily maintenance operations. This hands-on leadership role balances strategic planning with day-to-day execution.

Qualified candidates will have 3+ years in maintenance leadership across senior living or multifamily environments, plus strong HVAC, plumbing, electrical, and team management skills.

Qualifications

• High school diploma or GED required.
• Three or more years of maintenance leadership experience in senior living, multifamily, hospitality, healthcare, or commercial property management.
• Strong working knowledge of HVAC, plumbing, electrical, mechanical, carpentry, and general building maintenance.
• Experience leading maintenance teams and managing outside vendors.
• Excellent organizational, problem-solving, and communication skills.

Responsibilities

• Direct all daily maintenance operations for the community, including preventive maintenance, repairs, inspections, and emergency response.
• Maintain the community, grounds, apartments, and common areas to the highest operational and aesthetic standards.
• Oversee apartment turns, ensuring residences are move-in ready on schedule.
• Oversee maintenance and repair of HVAC, plumbing, electrical, mechanical, carpentry, irrigation, pool, and building systems.
• Coordinate inspections and maintenance of life safety systems, including fire alarms, sprinkler systems, elevators, generators, and emergency equipment.
• Troubleshoot complex maintenance issues and coordinate specialty repairs with approved vendors.
• Lead, coach, and develop the maintenance team while fostering a culture of accountability, safety, and exceptional customer service.
• Participate in hiring, onboarding, scheduling, performance management, and ongoing team development.
• Participate in an on-call rotation to support emergency maintenance needs.
• Manage vendor relationships and oversee contractor performance for specialized services and capital improvement projects.
