Job summary

Gigantes Group is seeking a Director of Development & Construction (Data Center) to lead end-to-end development across multiple U.S. locations.

You will manage entitlement, MEP design, budgeting, scheduling, and contractor execution for mission-critical assets. Reporting to the SVP, you will coordinate with agencies, vendors, and capital partners, drive schedules with Primavera P6, and uphold sustainability metrics like PUE and WUE while delivering on-time, on-budget projects.

Qualifications

• 10+ years of construction or development PM experience focused on mission-critical, hyperscale data centers in the US
• Bachelor’s degree in Construction Management, Engineering, Architecture, Business, or related field (or equivalent hands-on experience)
• Advanced business/real estate degrees or PMP/CCM certifications are a strong plus
• Mastery of data center development lifecycle practices and risk mitigation
• Proficiency with industry tools like Primavera P6, Yardi, Aconex, Procore, and Autodesk Construction Cloud
• Willingness to be based on-site at active US data center markets with 25% travel

Responsibilities

• Lead end-to-end real estate development and project management across the full lifecycle from entitlement to closeout
• Oversee GC and vendor management through bidding, submittals, RFIs, change orders, and punch lists
• Coordinate entitlement and agency requirements with zoning, permitting, and utility reports
• Develop and manage project budgets, pro-forma models, and vendor contracts
• Create and maintain comprehensive project schedules (Primavera P6) and ensure on-time delivery
• Track sustainability plans and metrics (PUE, WUE) aligned with data center goals
• Act as the central interface between executives, capital partners, hyperscale end-users, and consultants

Gigantes Group has been retained by a premier institutional client that is developing data centers across the US to recruit a high-impact Director of Development & Construction (Data Center) across multiple locations. Operating through their specialized, wholly owned technical infrastructure division, our client delivers next-generation, turn-key technical solutions for the world’s leading hyperscalers.

Based on-site at major project locations across the United States, you will report directly to the SVP of Data Center Development & Construction. You will be directly responsible for leading the full development life cycle of mission-critical assets - managing entitlement, complex MEP design, financial budgeting, scheduling, consultant procurement, and general contractor execution.

This position is ideal for a seasoned technical construction or development leader with deep mission-critical expertise who thrives in a fast-paced environment and wants end-to-end ownership over multi-megawatt hyper scale builds.

Key Responsibilities

• End-to-End Project Leadership: Lead technical real estate development and project management across the full lifecycle, from land entitlement and site studies through construction, commissioning, and final closeout.
• General Contractor & Vendor Management: Oversee general contractors and suppliers through bidding, contract award, submittal reviews, RFIs, change orders, quality control, and punch list execution.
• Entitlement & Agency Coordination: Manage public agency relationships, local zoning, and permitting requirements, while commissioning and assessing utility, wetlands, environmental, and geotechnical reports.
• Financial & Commercial Oversight: Develop and manage project budgets, assist in drafting pro-forma models and business plans, negotiate commercial vendor contracts, and enforce provisions to safeguard capital.
• Schedule & Critical Path Management: Build and manage comprehensive project schedules (utilizing tools like Primavera P6), resolving critical path conflicts to guarantee on-time delivery.
• Sustainability & Technical Strategy: Implement and track project sustainability plans, ensuring assets align with core data center environmental metrics (e.g., PUE, WUE).
• Stakeholder Interface: Serve as the central communication hub between internal executive leadership, capital partners, hyperscale end-users, design consultants, and municipal officials.

Requirements

• Experience: 10+ years of construction or development project management experience specifically focused on mission-critical, hyperscale data centers or high-density MEP commercial environments in the US market.
• Education: Bachelor’s degree in Construction Management, Engineering, Architecture, Business, or a related field (or equivalent significant hands-on industry experience). Advanced business/real estate degrees or PMP/CCM certifications are a strong plus.
• Technical Mastery: Advanced command of data center development lifecycle practices, hyperscale turn-key build outs, and infrastructure risk mitigation.
• Financial & Legal Literacy: Intermediate experience with project financial models (pro-formas) and strong skill in drafting, editing, and negotiating design/construction agreements.
• Software Proficiency: Strong proficiency with industry tools such as Microsoft Office Suite, Primavera P6, Yardi, Aconex, Procore, or Autodesk Construction Cloud.
• Location & Travel: Willingness to be based on-site at active development projects within key US data center markets, with a minimum requirement of 25% travel.
