Job summary

Holmberg Mechanical, a premier Washington mechanical contractor, seeks a Director of Project Management to lead and grow the PM function across HVAC, plumbing, and piping projects. You will partner with estimating, sales, engineering, and field ops to deliver safe, profitable projects while building a high-performing PM team.

The role requires 8+ years of PM leadership in commercial construction, expertise in budgeting and scheduling, and a track record of contract administration and client

Qualifications

• Bachelor's degree in construction management, engineering, business, or a related field; equivalent senior-level industry experience may be considered.
• 8+ years of progressive project management experience in commercial construction, including leadership responsibility for teams and multiple concurrent projects.
• Strong knowledge of mechanical construction project delivery, including HVAC, plumbing, piping, fabrication, and field coordination.
• Demonstrated experience with project budgeting, cost control, forecasting, scheduling, estimating, procurement, subcontractor management, and contract administration.
• Proven ability to lead, coach, and develop project management professionals while setting clear expectations and accountability.
• Strong business judgment, financial acumen, problem-solving ability, and understanding of project risk.
• Excellent communication, negotiation, presentation, and client relationship skills.
• Ability to manage competing priorities and make sound decisions in a fast-paced, deadline-driven environment.

Responsibilities

• Lead, coach, mentor, and hold accountable project managers and project support staff.
• Establish and maintain consistent project management standards, tools, reporting practices, and performance expectations across the company.
• Oversee the project portfolio and monitor financial performance, schedule, staffing, risk, quality, and client satisfaction.
• Review project budgets, forecasts, cost reports, cash flow, billings, change orders, and closeout performance; intervene early when corrective action is needed.
• Ensure smooth handoffs from sales and estimating through project kickoff, execution, commissioning, and final closeout.
• Partner with field leadership to align manpower plans, procurement, fabrication, subcontractors, and project schedules.
• Provide executive-level support and direction on high-risk, high-value, or complex mechanical construction projects.
• Promote strong contract administration, including scope review, notices, documentation, change management, and claims avoidance.
• Build and maintain trusted relationships with owners, general contractors, design partners, subcontractors, suppliers, and other key stakeholders.
• Support project pursuits, interviews, proposal strategy, estimating reviews, and go/no-go decisions.
• Support recruitment, onboarding, development, performance management, succession planning, and retention of project management staff.
• Use project and company data to identify trends, improve forecasting, share lessons learned, and drive continuous improvement.
• Promote the practical use of emerging technology, including AI and modern project management tools, to improve efficiency and decision-making.
• Reinforce Holmberg's expectations for safety, ethics, accountability, teamwork, and exceptional client service.
