Job summary

American Way Storage seeks a Maintenance Director to lead maintenance operations across Illinois facilities. You will direct technicians, schedule activities, inspect properties, and manage contractor bids and projects.

Responsibilities include maintaining records, coordinating with Customer Service, and ensuring safety and efficiency. This role requires travel between facilities, a valid driver’s license, and a hands-on leadership style. Full-time, in-person work with competitive pay.

Qualifications

• Strong leadership and organizational skills.

• Intermediate mechanical and building maintenance knowledge.
• Previous construction, facilities maintenance, property management, or project management experience preferred.
• Ability to use Google Docs, Google Sheets, and Monday.com.

Responsibilities

• Direct and oversee maintenance technicians across 4 divisions throughout Illinois.
• Schedule and coordinate daily and weekly maintenance activities.
• Develop efficient routes and schedules for maintenance technicians across multiple facilities.
• Inspect properties to identify repairs, maintenance issues, and opportunities for improvement.
• Prioritize maintenance and repair needs based on urgency, tenant impact, safety, and operations.
• Obtain bids from contractors and coordinate outside vendors for repairs.
• Track open maintenance requests and ensure timely completion of work.
• Manage maintenance expenses and improve cost efficiency.
• Oversee large repair and improvement projects from start to finish.
• Communicate with Customer Service to address tenant maintenance concerns promptly.
• Maintain records of projects, repairs, inspections, and contractor work.
• Utilize Monday.com, Google Docs, and Google Sheets to organize operations.
• Travel between facilities is required; company vehicle provided.
