We're hiring a Director of Leasing to run leasing efforts across our 800,000sf portfolio. This is a producing seat, not an administrative one. You'll source tenants, run tours, negotiate LOIs, and drive deals to signed leases — working our own inventory rather than pitching for listings. You'll report to our Partner and Senior Leasing Rep, who directs leasing strategy.
What You’ll Own
- Lead generation. Prospecting and sourcing tenants for available inventory — canvassing, broker outreach, direct-to-operator relationships, and working your own network.
- Tours and showings. Running tours end to end, from first inquiry through follow-up, and representing the portfolio credibly to prospects and their brokers.
- LOI and deal negotiation. Drafting and negotiating letters of intent, moving deals through to lease execution in coordination with our Partner and counsel.
- Broker relationships. Building and maintaining relationships with the Austin tenant-rep brokerage community so our inventory stays top of mind.
- Market intelligence. Tracking leasing velocity, available inventory, competitor positioning, and comps — and bringing informed rate recommendations rather than waiting to be told.
- Tenant mix and curation. Thinking about who belongs in a space and why, not just who can pay for it. Our tenant mix is the product.
- Pipeline discipline. Owning a CRM of prospects and relationships that outlives any single deal.
Who You Are
- Roughly 4–7 years of commercial real estate brokerage experience, with a track record of closed deals you can walk us through.
- An active TREC real estate license in good standing. We sponsor in-house through our property management arm, so you keep your license active.
- Landlord representation experience. You've marketed inventory, defended a rate, and managed a landlord's interests — not only chased requirements for tenants.
- An established Austin network you built yourself: tenant-rep brokers, local operators, and the people who know what's moving before it's listed.
- Comfortable without a big-firm support apparatus. You do your own research, build your own materials, and make your own calls.
- Direct and unbothered by directness. Our leasing leadership is opinionated and fast-moving, and you'll need to hold your own ground with evidence.
Nice-to-Have
- Retail, creative office, flex, or mixed-use experience.
- Relationships with independent Austin operators — restaurant groups, breweries, fitness, makers.
- Experience leasing a campus, district, or multi-building portfolio where tenant mix mattered.
Why This Role and Why Now
If you're five years into brokerage, you already know the trade you're weighing. At a big firm you get brand, infrastructure, and a ladder - and you split your production, chase assignments, and wait on landlords who aren't in the room.
Here, the landlord is in the room. The inventory is already yours to work. You're paid a base so a slow quarter isn't a crisis, and a share of what the leasing operation produces so a strong year still counts. You keep your license, you get a title that reflects what you're actually doing, and the tenants you place become part of a place people drive across town for.
