Conexus in Irvine, CA is seeking a Director of Finance to lead accounting, financial reporting, and financial operations for commercial real estate assets. The role collaborates with executive leadership on acquisitions, portfolio strategy, and property/partnership financial operations. Onsite five days a week in Irvine.

Ideal candidates bring 8+ years in CRE accounting with hands-on Yardi experience, strong GAAP knowledge, and leadership experience to guide a growing accounting team.

• Experience with partnership accounting, investor reporting, and complex waterfall distributions.
• Strong CAM analysis, tenant expense recoveries, and lease interpretation.
• Strong GAAP knowledge, internal controls, budgeting, and cash flow management.
• Advanced Excel and strong analytical and communication skills.

Director of Finance – Commercial Real Estate

A Commercial Real Estate company in Irvine is seeking a Director of Finance to lead accounting, financial reporting, and financial operations. This is an opportunity to work closely with executive leadership, support acquisitions and portfolio strategy, and take ownership of property and partnership financial operations.

Key Responsibilities

• Lead accounting operations across property entities, partnerships, and management companies, including general ledger activity, accounts payable and receivable, bank reconciliations, and month-end and year-end close.
• Prepare and review property-level, partnership, and consolidated financial statements.
• Calculate and administer investor waterfall distributions, including preferred returns, return of capital, promote structures, and tiered profit allocations.
• Oversee partnership and investor reporting, capital account activity, capital calls, and distributions.
• Manage CAM budgeting, expense allocations, tenant reconciliations, and recoveries, ensuring alignment with commercial lease provisions.
• Lead annual budgeting, cash flow forecasting, and cash planning in partnership with asset management and property management.
• Analyze property performance, budget variances, operating expenses, and capital expenditures, and present findings to leadership.
• Conduct financial due diligence for acquisitions, including reviews of operating statements, rent rolls, leases, CAM reconciliations, receivables, property taxes, and expenses.
• Evaluate underwriting assumptions and support closing adjustments, prorations, and onboarding of acquired properties.
• Oversee Yardi workflows, reporting, and data integrity.
• Coordinate external audits, tax preparation, lender reporting, and debt covenant compliance.
• Strengthen internal controls, accounting policies, and procedures while leading and developing the accounting team.

Required Qualifications

• Bachelor’s degree in accounting, finance, or a related field.
• At least eight years of progressive accounting and finance experience, including significant commercial real estate experience.
• At least three years of team leadership experience.
• Hands-on Yardi experience, including property accounting, financial reporting, and CAM reconciliations.
• Demonstrated experience with partnership accounting, investor reporting, and complex waterfall calculations and distributions.
• Strong understanding of CAM analysis, tenant expense recoveries, and commercial lease interpretation.
• Strong knowledge of GAAP, financial statement preparation, internal controls, budgeting, and cash flow management.
• Advanced Excel skills and strong analytical, communication, and organizational abilities.

Preferred Qualification

• Experience with 1031 exchanges.

Location and Schedule

This position is based in Irvine, CA, and requires working onsite five days per week.
