Job summary

Atria Senior Living is seeking a Maintenance Director to lead the maintenance, housekeeping, and janitorial teams at an assigned community. You will oversee preventative maintenance, manage vendor relationships, and ensure safety and regulatory compliance across HVAC, electrical, plumbing, and building systems.

The role requires 3–5 years in multi-family property management or building maintenance, strong budgeting and staff leadership, and proficiency with MS Office.

Qualifications

• High school diploma or GED required.
• 3–5 years of multi-family property management or other building maintenance experience.
• Ability to perform basic arithmetic and budgeting calculations.
• Solid performance management skills and ability to coach and document performance.
• Independent judgment to achieve company goals for the community.
• Basic computer skills and ability to operate standard office equipment.
• Experience using maintenance tools and equipment and training others in their safe use.

Responsibilities

• Supervise maintenance, housekeeping, laundry and janitorial staff; schedule, direct, evaluate and discipline as needed.
• Implement and monitor programs to maximize revenue, control expenses, and improve customer satisfaction.
• Maintain physical condition of the community and contribute to annual business goals.
• Manage work orders and ensure timely resolution; uphold customer service standards.
• Oversee apartment turnover and preventive maintenance to protect property value.
• Assist in annual maintenance budget development and manage expenditures.
