Director of Asset Management — Multifamily
Bullpen is partnering with a private real estate investment firm to hire a Director of Asset Management focused on value-add multifamily investments.
This person will lead asset performance, oversee renovation and operational business plans, and partner with acquisitions to evaluate new investments. The ideal candidate combines strong financial analysis with hands‑on experience improving property operations and executing value‑add strategies.
Responsibilities
- Oversee asset management for a portfolio of multifamily properties, driving financial performance and business plan execution.
- Partner with acquisitions to evaluate prospective investments, review underwriting assumptions, and support transactions through closing.
- Review property financials, budgets, forecasts, and performance against underwriting.
- Identify and implement opportunities to improve occupancy, rental income, collections, expense management, and NOI.
- Work closely with regional and property management teams to address performance gaps and hold teams accountable.
- Oversee renovation and capital improvement plans, monitoring budgets, timelines, and returns on investment.
- Conduct property visits to assess operations, evaluate construction progress, and help resolve issues.
- Mentor existing team members and strengthen asset management processes and reporting.
- Communicate asset performance, risks, and recommended actions to senior leadership.
Qualifications
- Approximately 7–10 years of relevant real estate experience, including significant multifamily asset management responsibility.
- Demonstrated experience executing value‑add multifamily strategies, renovations, and property turnarounds.
- Strong foundation in underwriting, financial analysis, budgeting, and investment performance.
- Ability to translate financial analysis into practical operational improvements.
- Experience overseeing property management teams and construction or capital improvement execution.
- Strong communication, leadership, and problem‑solving skills.
- Comfortable taking ownership in an entrepreneurial environment and working closely with senior leadership.
- An acquisitions or finance background followed by hands‑on asset management experience is preferred.
