AIR Communities is seeking a Director, Investments to serve as market lead for acquisition and disposition activity across assigned market coverage. This highly visible role will identify, evaluate, negotiate, and execute transactions, while partnering closely with AIR and Blackstone leaders to move complex deals from opportunity through closing.

Qualifications

• Bachelor’s degree in finance, real estate, business, economics, or a related field required; advanced degree preferred.
• 7–10+ years of multifamily investment, acquisitions, dispositions, real estate private equity, or related transaction experience.
• Demonstrated experience executing complex real estate transactions, including valuation, underwriting, due diligence, negotiation, and closing.
• Strong understanding of multifamily markets, real estate fundamentals, capital markets, and transaction structures.

Responsibilities

• Source, evaluate, and advance multifamily acquisition opportunities that align with AIR’s investment strategy.
• Lead market coverage and relationship development across assigned markets with brokers, owners, operators, and partners.
• Drive disposition processes including broker opinions of value, marketing strategy, buyer outreach, diligence coordination, and closing execution.
• Coordinate underwriting, due diligence, investment committee materials, legal documentation, financing coordination, and transition planning.
• Lead, teach, and mentor a team supporting underwriting and transaction execution, setting clear expectations and delivering high-quality work.
• Negotiate letters of intent, purchase agreements, and terms with internal and external stakeholders.
• Collaborate with cross-functional teams to ensure disciplined execution and enterprise performance.
