Trailbreak Partners seeks a Director, Asset Management to lead the oversight of a growing multifamily portfolio, driving NOI and value creation. The role bridges operations with strategic ownership objectives, coordinating with acquisitions, property managers, and finance teams.

The ideal candidate forecasts cash flow, surfaces risks early, and communicates insights to executives and investors. Occasional nationwide travel is required, with quarterly property visits as part of duties.

Qualifications

• 4-6+ years of GP/sponsor multifamily Asset Management experience.
• Excellent track record in operating multifamily assets with deep understanding of financial performance.
• Proficiency in reading financial statements (balance sheet, income statement, cash flows).
• Expert knowledge of Excel and financial modeling including IRR, pro‑formas, sources & uses, and DCF analysis.
• Experience delivering investor communications with well‑crafted reports and clear presentations.
• Strong written and verbal communication skills.

Responsibilities

• Maximize NOI, asset value, and investment returns from acquisition through disposition.
• Monitor budgets, forecasts, and cash positions; identify variances early and propose solutions.
• Analyze portfolio performance and market conditions to optimize NOI and long‑term value.
• Approve rent structures, capital plans, and financial initiatives with risk management.
• Prepare quarterly valuations, investor reports, and Compliance with agreements.
• Lead tenant improvements and capex projects; oversee property managers.
