The Leasing Director demonstrates a clear understanding of financial goals and the overall marketing plan for the property. Recognizes problems and analyzes trends to develop an effective marketing plan with specific monthly goals and practical solutions. Sets priorities and displays a willingness to learn new procedures and tasks. Ability to work under pressure and meet deadlines.
Additional responsibilities include but are not limited to :
- Directly accountable for the successful and consistent marketing and leasing of the property; oversees the proper leasing education and administration for all on-site personnel involved in leasing.
- Coordinates with Community Manager to develop and maintain marketing, advertising, and collateral materials.
- Completes the monthly market survey and marketing plan for the property and reviews it with the Community Manager.
- Assists the Community Manager in developing the advertising and marketing sections of the budget. Works within the guidelines of the approved budget, consistently seeking ways to maximize the efficiency of related expenses without compromising the quality or image of the property.
- Administers lease renewal program through timely and accurate notification and maintains a creative resident retention program. Plans, coordinates, and participates in monthly resident activities.
- Participates in the hiring and training of new Leasing Consultants.
- Provides positive and timely responses to staff, residents, vendors, and customers daily, implementing a solution-oriented approach to challenges and situations that arise.
- Inspects and monitors the daily condition of the tour route, curb appeal, and marketing window.
- Coordinates with the Community Manager on market-ready needs. Selects, sets up, and maintains models and mini-models.
- Ensures apartments are inspected 48 hours before move-in date and are ready for new residents.
- Generates a sufficient number of net leases each month to exceed the anticipated move-outs.
- Monitors advertising publications and media, makes ad recommendations, and tracks publication deadlines and advertising costs per lease.
- Keeps advertising, competition, product knowledge, and resident service notebooks updated and professional.
- Ensures accurate execution and timely completion of all leasing paperwork and documents.
- Reviews and approves or disapproves applications for residency in coordination with the Community Manager.
- Assists with monthly/weekly leasing reports and maintains organized lease files.
- Reviews daily traffic reports and ensures accurate documentation and follow-up.
- Conducts weekly coaching of all leasing traffic activities.
- Ensures all leasing activity and traffic are accurately recorded and entered daily into the system.
- Keeps the leasing center stocked with collateral materials, supplies, and refreshments.
- Handles service requests, routes them to maintenance, and follows up with residents.
- Inspects the property, reports service needs, and reports to Maintenance Supervisor.
- Assumes management duties in the absence of or upon request from the Community Manager or Assistant Community Manager.
- Adheres to all local/state laws and company policies and procedures.
- Shows genuine care, maintains a high standard of courtesy toward residents, customers, vendors, and staff.
- Occasionally assists other employees in apartment management functions.
- Performs other duties as assigned.
Specific Job Requirements :
Reports to : Community Manager
Qualifications : Leasing and sales experience required in the housing industry. Minimum three years of on-site leasing experience. Skills in marketing, leadership, analysis, and supervision necessary. Must speak and write English fluently to communicate effectively with staff, residents, customers, and vendors.
Compensation : $20 - $22 / hr. + commission
