Position Overview
SCOPE OF ROLE

The Support Services functions at S:US are carried out by a team of professionals with diverse backgrounds who share a deep commitment to the S:US mission. We provide resources and support to program departments to pursue that mission. Support Services fosters a collegial, supportive, and dynamic culture that seeks continuous improvement. The Real Estate team, responsible for maintaining and expanding S:US’s large and diverse real estate portfolio, seeks a Director of Facilities & Central Maintenance to join our growing team. Our goal is to fulfill S:US’s commitment to reducing homelessness and providing a purposeful life by ensuring all residents have safe, clean, affordable housing and staff have proper work environments.

The Director of Maintenance will oversee the effective and safe maintenance of over 150 residential buildings, offices, and clinics across the boroughs. The role requires on-call availability outside regular hours, including evenings, weekends, and holidays. The successful candidate will report to the VP of Facilities & Leasing and lead a team of maintenance professionals.

Essential Duties & Responsibilities
  • Manage the operations of the Facility Maintenance Department: Ensure efficiency in meeting maintenance requirements, administer the Yardi work order system, deploy internal staff effectively, manage vendor services, control purchases within budget, promote regulatory compliance, and adhere to budget targets.
  • Oversee daily upkeep of facilities: Maintain physical plant, mechanical operations, property standards, landscaping, and external appearance.
  • Staff training and management: Ensure staff are trained, evaluate performance, monitor attendance, enforce health and safety standards, and mitigate accidents and injuries.
  • Preventive maintenance: Develop and implement proactive plans focusing on infrastructure integrity, including roofs, safety systems, boilers, and AC units.
  • Emergency coverage: Provide 24/7 coverage for facilities, including scattered sites and congregate facilities.
  • Renovation projects: Lead and develop scope of work, ensure compliance with codes, track progress, and manage budgets.
  • Fire safety: Monitor and ensure operation and compliance of fire safety equipment.
  • Internal collaboration and reporting: Work closely with maintenance and program departments, conduct regular site visits, engage vendors, and report on operations.
Qualifications
  • Associate Degree required; Bachelor’s preferred.
  • 7-10 years supervisory experience in facilities management, managing at least 10 personnel.
  • Proficiency in Microsoft Office, especially Word and Excel.
  • Valid Driver’s License.
  • Willingness to travel across the five boroughs, including during emergencies.
